One of the most common questions we receive is also the most difficult to answer simply: “How much will my project cost?”
In the construction industry, vague answers like “it depends” are frustrating. However, in the Pacific Northwest—where soil conditions, slopes, and permit requirements vary by neighborhood—pricing is complex.
We believe in radical transparency. While we cannot give an exact quote without a site visit, we can provide realistic price ranges based on the hundreds of projects we have managed in King and Snohomish Counties.
Here is what you can expect to invest in a professional landscape project in 2026.
The “Big Three” Cost Drivers
Why quotes vary so much.
Before looking at the numbers, understand what drives the price in Washington State:
- Labor & Prevailing Wage: Washington has some of the highest labor standards in the US. You are paying for skilled, licensed, and bonded crews—not day laborers.
- Site Access & Terrain: Building a wall on a steep, muddy hill in Woodinville costs 30-40% more than on a flat lot in Monroe due to excavation difficulty.
- Materials: We use commercial-grade pavers and wall blocks (like Belgard or Mutual Materials) that come with lifetime warranties, not big-box store generic brands.
Project Price Ranges (Estimates)
What does your budget get you?
These ranges include materials, labor, and installation for typical residential projects in our area.
A. Hardscaping (Patios & Walkways)
- Small Project ($8,000 – $15,000): A simple 300 sq. ft. paver patio or a front entry walkway.
- Medium Project ($15,000 – $35,000): A larger entertainment patio with complex cuts, borders, and perhaps a small seating wall.
- Large Project ($35,000+): Multi-level patios, integrated lighting, and premium stone selection.
B. Retaining Walls (Structural)
- Cosmetic/Garden Walls ($5,000 – $12,000): Low walls (under 4ft) for flower beds.
- Structural Engineering ($15,000 – $50,000+): High-load walls required for slope stabilization. Note: Walls over 4ft require engineering permits in most WA counties, which adds to the cost.
C. Full Yard Transformation
- The Complete Package ($40,000 – $100,000+): This includes grading, drainage, new sod, irrigation, a large patio, and planting. This is a complete “reset” of your property.

The “Invisible” Costs You Must Plan For
Don’t get caught off guard.
A professional quote includes things you don’t see but absolutely need:
- Permits & Engineering: $1,500 – $5,000 (depending on city).
- Drainage Correction: $3,500 – $8,000. You cannot build a new patio on a swamp; the water must be managed first.
- Mobilization & Disposal: Bringing heavy machinery to the site and hauling away tons of dirt/concrete fees.
Price vs. Value
Can you find someone cheaper? Absolutely. There will always be an unlicensed truck-and-trailer operation offering to do it for half the price.
But consider the risk:
- Will they be around to honor the warranty next year?
- Are they insured if they hit your water main?
- Did they install the proper base so your patio doesn’t sink in 6 months?
Our pricing reflects the peace of mind that comes with hiring a Licensed, Bonded, and Insured contractor. We build it once, and we build it right.
